3 Ways to Ensure You Get a Quick Sale on Your Home
If you are wanting to sell up and move elsewhere there are several things you need to check off your to-do list before you even consider phoning the real estate company. We know you must be eager to get this show on the road but before you can photograph your property and get it put on the market you have to make sure it will look nice and stand out when people come to view it.
Remember you need to make sure both the inside and outside of your property are spotless so potential buyers feel welcome and not put off by anything unsightly.
Here are three things that may slip your mind when it comes to selling your home.
Declutter
First and foremost you should take time to effectively declutter your property. This should be done to make the space look larger than it is both in photos and in person. It is also necessary as when potential buyers come round they don’t want to see your personal belongings filling the space they want to envision their own items in the house.
To declutter properly it is recommended that you go room to room and have a major sort out of all your stuff. Create three piles, one for items you want to keep, another for stuff that you want to throw away, and the third should be for items you want to sell. It is always good to have a for sale pile as why not make some money from your old belongings, one man’s junk is another man’s treasure after all. You can hold a yard sale or garage sale and make a bit of extra cash to put towards the house move or something else.
A good idea is to pack up some boxes while you are decluttering, filling them with items you know you won’t need until you have moved. If these boxes are becoming a nuisance and getting in your way, think about renting a storage facility where you can store them until you need them.
Deep Clean
Once you have decluttered it is vital you thoroughly deep clean your property. This is to eradicate year’s worth of dust and debris that may have built up in places that are skipped during the weekly cleans. Places such as oven hoods, extractor fans, and baseboards are commonly missed and notorious for gathering dust. If you have a pet you must take extra care to rid the house of pet fur as you never know if the new buyers have allergies. You don’t want to lose a sale because of a few sneezes.
If you are not confident that you can do a good enough job or you simply don’t have the time then why not hire a professional cleaner to come in and do it for you. They will make it look brand new and it will sparkle.
Repair
Finally, you must repair anything that is damaged or broken. This is because buyers want to move into homes that are liveable rather than needing to carry out DIY and renovations. If there are any holes or cracks fill them in and be sure to check the roof for any major holes. This can lead to expensive damage and could be avoided by fixing it straight away.
Buyers will send around a surveyor when they want to buy your property to examine it and make sure it is structurally sound. If anything crops up on their report then the buyers can pull out of the sale as they don’t want the hassle of carrying out repairs.
